Vision Project Management were appointed to deliver full project management services for the construction of 50 new-build residential properties at the East Tilbury development. The scheme comprised high-quality homes for private sale, requiring a coordinated approach to programme delivery, quality assurance, and regulatory compliance across all stages of construction.
Our role encompassed end-to-end project management of the development, including coordination of all trades, programme planning and control, and ongoing oversight of build quality. Particular focus was placed on ensuring compliance with current building regulations and maintaining consistent standards across all units throughout the construction process.
A key component of the project involved the installation and certification of flat roofing systems across all properties. High-performance roofing solutions were specified to ensure durability, weather resistance, and long-term reliability.
The roofing systems were delivered using a recognised Bauder system, incorporating a robust three-layer waterproofing build-up designed to meet demanding performance standards. Tapered insulation was utilised to form effective falls, ensuring efficient drainage and reducing the risk of standing water.
All installations were carried out in strict accordance with manufacturer guidelines, with staged inspections undertaken throughout the process to verify compliance. Upon completion, each roofing system achieved full certification, supported by a 25-year Gold Warranty, providing long-term assurance for both the developer and end users.
The project required careful coordination of multiple trades and disciplines to maintain programme efficiency and sequencing across the development. A proactive management approach ensured that works progressed in line with programme targets, while maintaining a strong focus on quality control and health and safety.
Close collaboration with suppliers and manufacturers formed a key part of the delivery strategy, ensuring that installation standards were consistently achieved and independently verified.
The development was successfully delivered to a high standard, with all roofing systems fully compliant, certified, and backed by long-term warranties. The project demonstrates Vision Project Management’s capability in delivering new-build residential schemes, managing specialist installations, and ensuring quality assurance processes are fully integrated throughout the construction lifecycle.
