Vision Project Management were appointed to take over and successfully complete the Yeatman Court residential development in Watford following the insolvency of the original contractor. The scheme comprised 164 residential flats at varying stages of construction, requiring both strategic oversight and targeted remedial works to bring the development to completion.

A key element of the project involved the assessment and remediation of defective flat roofing systems, which had been incorrectly installed and were experiencing widespread failures, including significant water ingress. This presented both technical and logistical challenges, particularly as works were carried out in close proximity to occupied residential units.

Scope of Works

The project focused on the full remediation and replacement of flat roofing systems across 10 terrace roof areas. This included the complete removal of existing single-ply systems and the installation of a robust, compliant roofing solution designed to meet current building standards and provide long-term performance.

Roofing & Technical Delivery

All defective roofing systems were carefully stripped back and replaced with a high-performance three-layer felt roofing system. Insulation to falls was incorporated throughout, ensuring compliance with current U-value requirements while also improving drainage efficiency across all roof areas.

To further enhance structural integrity and fire performance, a fire-resistant aluminium decking system was installed as part of the upgraded build-up. This ensured the completed system met both regulatory requirements and best practice standards for residential developments.

Delivery & Methodology

Given the occupied nature of the development, works were delivered using a carefully planned phased approach to minimise disruption to residents. No temporary roofing systems were used, requiring precise sequencing and same-day weatherproofing measures. Each roof area was made watertight immediately following strip-out through the application of breather membrane protection.

Access was managed using scaffold systems and controlled hoisting operations, ensuring safe and efficient material handling throughout the programme.

Despite being undertaken during winter conditions, the works were completed within a 3-month programme, demonstrating strong project control, effective risk management, and the ability to maintain progress in challenging weather environments.

Key Outcomes

The project was successfully delivered with all roofing defects fully remediated and no long-term issues reported. Resident safety and comfort were maintained throughout, with minimal disruption to occupied units.

The completed development now benefits from a fully compliant, high-performance roofing solution, and the project stands as a strong example of Vision Project Management’s capability in delivering complex refurbishment works within live residential environments.
